The community of Paterson is committed to bringing new life to the area. Throughout the city, you'll see new construction and rehabilitation of places with historical interest and beauty, including the Hinchcliffe Stadium and the 397th addition to the National Parks System, the Paterson Great Falls National Historical Park.

Community areas including sports parks and riverfront walks are underway. Infrastructure investments will make commuting even easier by improving transportation and creating more parking, including electric charging stations. The new emergency communications center is improving emergency services.

Hinchcliffe Stadium

Hinchcliffe Stadium was designated a National Historic Landmark. It was one of the last stadiums standing to house the Negro Baseball League. Larry Doby, who made his debut at the stadium in 1942, would become the first African American player in the American Baseball league. A Paterson native, Larry started with the Cleveland Indians in 1947. The park officially reopened in May 2023 after significant renovations, transforming the once-forgotten landmark into a modern sports venue that's home to the minor league baseball team, the New Jersey Jackals. In March 2026, the stadium welcomed the pro soccer team, the NY Cosmos .

Vista Park

Paterson Vista State Park is a 6.4-acre parkland with dramatic views of the city of Paterson and even the Manhattan skyline. When complete, the park will offer numerous recreational amenities for all ages.

Quarry Lawn Park & Colt Ruins: “The redevelopment of Quarry Lawn will allow us to transform what is currently dilapidated and dangerous stretches into a vibrant community space for our people. This is a great day for Paterson.”

The Great Falls Revitalization Project

This multiyear revitalization project transforms the industrial area around the 77-ft Great Falls of the Passaic River into a major tourist destination that boosts the city's economy while preserving the area's rich history. Visitors can enjoy scenic views of the Passaic River at the newly opened, 2.5-acre riverwalk, and the Great Falls Center.

Quarry Lawn Park & Colt Ruins

This transformative project within Paterson Great Falls National Historical Park aims to convert the former Allied Textile Printing site into a public park featuring open lawns and riverwalks, while showcasing Paterson's industrial heritage.

Reinhardt Mill

A $250 million project known as “Filmology Labs” is breathing new life into the historic Reinhardt Mill complex. The media makeover will feature AI studios, podcast studios, sound stages, and a fitness studio, bringing an entirely new industry to Paterson.

Infrastructure improvements

In 2021, the city of Paterson opened the renovated command center for the Office of Emergency Management (OEM), fire, and police, streamlining security for Paterson. “Paterson recently launched its Real Time Operations Center and Drone Fleet Expansion, representing their commitment to invest in technologies that strengthen enforcement, enhance officer and public safety, and improve coordination across the city.” Source: Paterson Police Department

Ward Street Garage

Ward Street Garage replacement and transit-oriented development at Paterson Train Station: 750+ new parking spots and 150+ mixed-use units.

New Housing and Development

The Argus Mill, which dates back to the 19th century, was redeveloped in an affordable housing complex known as Mill Street Square. It was completed in 2023, featuring 74 apartments and a community space.

Hamilton Square redevelopment: 68 units of affordable housing, including specialized units for veterans.

Former Greenbaum Furniture Company: Mixed-use housing development featuring 154 apartments and 4 retail units in downtown Paterson.

Fair Street: Mixed-use redevelopment featuring 94 apartments and 1 retail unit.

Former Armory: Mixed-use redevelopment featuring 138 apartments and 3 retail units.

Main Street: Mixed-use redevelopment featuring 74 apartments and 1 retail unit.
